Any thoughts on home (condo) values in Merrifield? Many bought pre-construction in 2005 and it appears that appriasals may not support contract prices.

I share your concern. The vacancies in the condos up the street, across from the Dunn Loring Metro, look to be increasing, not decreasing. The folks who stand to gain by proposing a large new redevelopment effort in the face of a housing oversupply, a condo glut, a credit freeze, and decreasing tax revenues are ... the developers. But only if they get a guarantee of dumping the finished units at a profit. I would be more comfortable with the proposal if its sponsors could withstand scrutiny. The time honored pattern: the sponsor is the realtor, shilling for a spouse who's the developer. I grant the hype is good, but the fundamentals make no sense.
